Refurbishment of an Office Building
The existing property is an office building composed of ten above-ground floors and three basement levels used as a car park, originally constructed in the late 1960s.
The redevelopment of the “Tocqueville 13” area aims to contribute to the broader urban revitalisation initiated by the Corso Como Place project, acting as an important connection between Via Bonnet and the Corso Como–Porta Nuova district while enhancing pedestrian permeability and public space quality.
The “Tocqueville 13” project is partly designed as an extraordinary maintenance and conservative restoration of the existing building—whose tertiary use is preserved—and partly as a redevelopment intervention for the sections affected by the transfer of building surface (SL).
The works include the creation of a partially double-height entrance hall, the transfer of available SL to complete the current ninth floor, and the construction of an extension on the south side from the first to the eighth floor. On the ninth floor, a panoramic terrace offers views over the Milan skyline.
The project also entails a full refurbishment of the existing building façade.
The outdoor areas within the plot are conceived as shared spaces returned to the community—an inviting and cohesive environment in continuity with the surrounding public realm.
