The project envisages the creation of a residential district primarily intended for families and seniors, while also being conceived as a place of aggregation and inclusion, capable of fostering an intergenerational mix through the provision of new public spaces serving the community.

In line with the highest international ESG standards, the intervention aims to position itself as a best practice in terms of environmental sustainability and energy efficiency, both at the masterplan scale (e.g. WELL Community) and at the building scale (e.g. LEED Gold / BREEAM Excellent). The intervention concerns the development of 3 out of the 12 plots within the broader residential and commercial redevelopment of the former San Siro racecourse area. Two thirds of the developed floor area are allocated to Senior Housing with regulated rental rates, while the remaining one third is dedicated to housing solutions for the relatives of senior residents.
