The intervention in Rome, with architectural design by Lissoni & Partners, involved the renovation and restoration of the 19th-century palazzo. The project included new window frames, systems, and innovative solutions for climate control, along with energy consumption monitoring.

The MEP project carried out by TEKNE qualifies, according to national energy regulations, as a major Level I renovation. It also involved structural interventions and included measures such as:

• Improvements to the building envelope, with insulation applied to over 50% of the total gross surface area of the building.

• A complete renovation of the summer and winter climate control systems.

More specifically, the system renovations addressed upgrades in three main areas:

HVAC systems (heating, cooling, and mechanical ventilation), plumbing and sanitary systems (water supply, potable water treatment, hot water production, and wastewater drainage), and the Building Management System, introducing a control, regulation, and supervision system.

The adopted plant engineering philosophy is based on a direct expansion system with heat recovery, which ensures the independence of each room for both heating and cooling.

The thermal cooling plant is located in the basement and is designed to house the mechanical equipment necessary for the system’s operation. The system includes two outdoor units, also installed in the basement. Specific design measures, such as the ducting of air expelled by the fan units, prevent short circuits between supply air and exhaust air. To minimize noise emissions towards external areas, the ducts are equipped with specially designed silencers. Additionally, proper air exchange is ensured within the plant room to support the optimal airflow to the machine coils. The plant room openings are fitted with silencers and soundproof grilles to further reduce noise emissions toward the courtyard.

The system includes distribution boxes installed in the ceilings of less prestigious rooms, which are acoustically insulated to minimize noise. These components distribute the refrigerant to the fan coils through a network of copper pipes, adequately insulated.

The emission terminals vary by floor:

• On the basement and ground floors, fan coils are recessed and installed within partition walls.

• On the first, second, and third floors, the fan coils are ducted and installed within the suspended ceilings.

Each room is equipped with a tablet that allows for adjusting the set-point temperature within a ±3 °C range, as well as controlling the lights and blinds. The tablet also provides real-time monitoring of air quality.

For specific areas such as restrooms, radiant ceilings have been installed, operating exclusively in heating mode during the winter. The warm heat transfer fluid required for heating is generated by two Hydroboxes connected to the VRF system.

The Presidency Offices of Banca Ifis received LEED GOLD certification from the Green Building Council Italia, confirming the feasibility of certifying sustainable interventions even in historically protected buildings.
